Moving Out? Let us make the process smooth.
We understand that tenants have to move out of their homes for a variety of reasons such as job transfers, taking care of a sick relative, or maybe you are buying a home in the near future. Whatever your reason is leaving a home managed by our team at Ashoka Lion, we want to make it a smooth transition.
Step 1: Provide Proper Notice
Step 2: Setup a Move Out Conference Call Prior to Move Date
Many of our tenants were given a move in orientation, when they moved in. Similarly, our goal with the move out review is to give tenants a better understanding of the expectations and policies for moving out. We would like to schedule a move out review as soon as possible to give tenants time to handle the process smoothly. For example:
- Forwarding Address: The Texas Property Code requires owners to give 30 days after move out assuming a forwarding address has been provided.
- Pre-move Out Assessment: We are requesting tenants provide us a pre-move out assessment or schedule a online walk through with our team to get a better idea of the home. This will help the owner better understand what is the current condition, and our property management team can discuss any items that may affect your deposit. As we are trying to limit exposure for tenants , we are requesting that the tenant comply with our request for a electronic walk through of the home.
- Providing Our Team with keys: Our managers will discuss how to provide keys. As we are doing a contact free move out process, our property management team will be reviewing how we can best accomplish this. We will also need to reduce delays for our managers doing their move out inspections. Surrender any common area keys or items as well prior to move out to insure that there is no confusion.
- Move Out Inspection: The sooner that the managers can do a proper move out inspection reduces delays in us being able to assess damages that could delay deposit refunds.
Step 3: Move Out Day and Expectations
Property managers and tenants have to be on the same page to insure a solid move out experience.
- Cleaning Expectations: Tenant should not leave home in worse condition than it was given. Trash, Furniture, etc will all be deducted from tenants deposit, so we want to make sure that tenants understand.
- After Move Out, Returning: Items left are considered trash and tenants are not allowed to return to property to do clean up or repairs do to liability. Therefore, a tenant is not considered moved out till we receive keys and we are able to do our move out inspection.
- Forward Your Mail: Tenants should forward their mail to avoid issues with receiving important items. Our management team is not responsible for forwarding mail or checking mail boxes.
- Notify Property Assessor: A member of our team who will be handling the move out process and property visit will be contacting you to confirm you have moved out.
- Property Move Out Condition Video Walk Through: We are requesting Tenants at move out coordinate with the property assessor to do a final tenant guided walk through of the home. This walk through will consistent of walking the interior and exterior of the home. We will be recording this walk through. It will be tenants chance to confirm the home is moved out. This is not the manager walk through as it maybe rushed, but it will hopefully get us on the same page on general condition. Warning: If tenant opts out of this walk through or does not provide thorough walk through, managers will solely rely on the management company walk through for evidence. pf condition.
