At Ashoka Lion we are happy to assist our tenants, and have provided this page to give you access to many of the common documents, policies, and pages that are requested.


Our property management teams encourage all of our current tenants to activate your online tenant portal access. This portal allows you to submit maintenance requests, track your rent payments, and review documents pertaining to your account. If you experience an emergency that threatens life or property we ask that you first contact 9-1-1 before contacting our office.


We encourage all of our residents to be good neighbors and respect the common areas of the properties they lease. We hope to have many long years together with you! Ashoka Lion's property management team is offering tenants the following ways to handle possible late payments of rent:

1) GetFlex: We understand that sometimes unexpected expenses arise and can affect your ability to pay your rent on time. GetFlex is a lower cost alternative to a payment arrangement if you qualify with them as they charge only a low $15 fee to give you flexible payments on your rent to THEM and GETFLEX pays it directly through your portal!


2) Tenant Payment Plan Request: If tenant do not qualify for the installment loan and tenant financing platforms, then the tenant can request a payment plan, but there are things to consider.

  • Late fees will not be waived. 
  • Failure to pay payment plan can incur fees for continuing the collection without further notice
  • Any adjustments can incur additional processing fees.
  • This is now a option of last resort.

Frequently Asked Questions By Tenants

  • What options do I have for paying my rent?

    You can pay your rent at many local retailers through cash pay (such as CVS, Walmart, Walgreens, ACE Cash Express). If you are using the cash pay option you should be able to locate a copy of the PDF you will need to use in the dashboard of your portal. If you do not see it there, please contact Ashoka Lion as your Cash Pay may need to be activated.

  • Why can’t I mail in my rent payment?

    While our property managers understand that the mail may be convenient for you, there are too many situations that can cause your mail to be delayed or lost. This can result in your account being assessed a late fee, which cannot be waived in the event of lost or late delivery of the mail. 


    Our property management team require tenants to use one of our many other convenient payment options (Portal or Cash Pay Card) to ensure your rent is received on time.  Don’t risk any late fees or eviction related charges. 

  • I have submitted a maintenance request yesterday, when will I hear back?

    This may be because your request was flagged as a non-emergency repair. The typical timeframe for responding to a non-emergency maintenance request is between one to three business days. If you submit your request on the weekend or a holiday the timer for processing doesn’t start until the following business day. If your maintenance request involves a situation that may result in risk to life or property please call us immediately so we can assist you!

  • What is causing delays in getting someone to handle my repair request?

    Ashoka Lion will work with tenant request to first determine nature of request, will review if the item is even a repair that is the owner's responsibility per the lease, and we will also be coordinating with the tenant to pay repair deductibles or let tenant know it is a repair. 


    1) Sufficient information was not provided. (For example, service request just states "There is a leak".)  Our property managers and vendors need specific details on service request to determine the severity and repair needs. 


    Examples of items we need are below.

    • Location
    • Full description of issue (Example - if there is a leak, provide is it constant, intermittent, heavy, light, etc.)
    • Advise if the damage is occurring from issue
    • Pictures of event should always be uploaded with service request
    • If issue is not easily seen in pictures, please provide an video via email to HPM@AshokaLion.com - and be sure to note in your service request that you have or will be doing so.

    2)  AC & Heating Repairs are not a same-day guaranteed or 24-hour turnaround process:  A/C and heating are important to fix, but it cannot be an instant request, as it does take time to get a vendor out.


    3) Owner has a home warranty & those warranty companies do take a few days to coordinate. It is quite normal for an owner to use a home warranty, and the warranty company will schedule the repair with the appropriate vendors. 


  • Why are you requiring AC Filter Delivery?

    Changing air filters on time is a required tenant responsibility. Our Utility & Maintenance Reduction program makes it as easy as possible by having the exact filters your home needs delivered every 30 days. Be Cautious When Driving Visibility can be significantly reduced during foggy conditions, so it’s important to slow down. High beams can reflect off the fog and make it harder to see, so use low-beam headlights when driving. Allow extra space between your vehicle and the one in front of you, as stopping distances can increase in foggy conditions. 2. Check for Dampness Inside Foggy weather can sometimes lead to higher humidity levels. Make sure your home is well-ventilated to prevent excess moisture buildup, which could lead to condensation. Open windows slightly (if safe) to let fresh air in. Use dehumidifiers or air conditioning if humidity feels high. Ensure that windows and doors have proper weather seals to avoid drafts and moisture buildup. 3. Prevent Mold and Mildew Keep exhaust fans running in bathrooms and kitchens, especially when cooking or showering, to reduce humidity levels inside. The National Weather Service forecasts that frigid temperatures with an increasing possibility of snow or sleet could hit Houston early this week. As winter storms can bring freezing temperatures and hazardous conditions, Tenants should take steps to protect themselves and their homes. Here are some tips for preparing for a winter storm: When you're outdoors, it's important to wear layers, gloves, and a warm hat to keep yourself comfortable and protected from the cold. Seal Windows and Doors : Ensure windows and doors are properly sealed to prevent drafts and cold air from entering your home. Use weatherstripping or draft stoppers where needed however keep cabinet doors open under sinks next to outside walls. Check Heating Systems : If you have access to the heating system, ensure it’s working properly. Report any issues to your landlord immediately for timely repairs. Heaters should be plugged in directly to an outlet. Make sure the cord isn’t damaged or frayed. Insulate Pipes : To prevent pipes from freezing, wrap exposed pipes , or use pipe insulation sleeves if possible. Letting faucets drip can also help keep water flowing. At Ashoka Lion, The tenant is required to maintain a Renter's Insurance policy that includes coverage for pet liabilities. This policy must remain active throughout the entire lease term. All tenants are required to complete the Pet screening process, regardless of whether they have a household pet, an assistance animal, or no pets at all. Pets must be registered with the city or county, properly vaccinated for rabies, and professionally trained. Based on the screening and proof provided, the pet is evaluated, scored, and corresponding pet fees are assessed accordingly. Christmas is a time for joy and celebration, but it’s also important to stay vigilant about safety. Safety should be a top priority as the holiday season often involves decorations, gatherings, cooking, and increased activity at home. Here are a few safety reminders to keep in mind to ensure a joyful and accident-free holiday season: Fire Safety with Christmas Lights - Check lights for frayed wires, broken bulbs, or damage before use. Use proper extension cords (indoor or outdoor rated) and avoid overloading. Turn off lights when leaving the house or going to bed. lug lights directly into outlets when possible, and avoid daisy-chaining extension cords or power strips to reduce fire risk. Tree Safety - If you have a real Christmas tree, make sure it’s fresh. Dry trees are highly flammable and pose a serious fire hazard. Keep the tree’s stand filled with water to prevent it from drying out. Ensure the tree is securely positioned and not likely to fall over. This is especially important if you have young children or pets around. GetFlex is a subscription service designed to help renters pay their rent more flexibly. It allows you to split your monthly rent into smaller, more manageable payments, making it easier to pay on time, improve cash flow, and build your credit history. There are two easy ways to sign up: you can either use your browser or sign up through the Flex app. When to sign up  Sign up and activate your account before the 1st of the month that you plan to use it in, or earlier if the 1st is on or near a holiday. It is recommended to sign up at least 5 business days PRIOR to your rent due in order to have Flex pay your rent for that month. If you sign up after the 1st, Flex may not be able to start playing your rent until the following month. Also please keep in mind that Flex will not pay your rent until the first instalment to them has been received, so if your first installment is after the final rent due date (with Ashoka Lion , it is the 3rd of the month) this could result in late fees along with your online payment option being disabled, which will prevent GetFlex from being able to make the rent payment on your behalf. In these scenarios you should contact us(or your managementcompany, if not Ashoka Lion) to request the online portal option remain active so GetFlex can make your payment. How it works Each month, once Flex receives your rent bill, it usually handles everything, including processing your first payment and submitting the rent to your property. However, in certain situations, if there's a service issue, you may need to step in and provide details like your rent amount or submit the payment yourself. With GetFlex, your rent is divided into two payments: a portion is due on your rent's original due date, and the remaining balance, along with the monthly membership fee and any applicable processing fees, is collected on the 15th of the month (or another date you select). The portal must be active to use the service. If it’s blocked, please notify us in advance as it may take a few days to process the request as at Ashoka rent is due by the 3rd and late on the 4th.
