Congratulations on being approved to rent your new home! Ashoka Lion is a progressive property management firm that tries to balance your enjoyment of the home with the need to protect you and the owners from unnecessary issues or complications. Here is a overview of what happens next as you move into the home managed by our Ashoka Lion Dallas property management team.
Over the next few days or weeks:
1) Tenants will receive 2 different forms:
2) Tenants must turn on utilities prior to move in
3) Obtain or provide proof of renter's insurance as it is required by our lease agreements.
4) Our property managers will request that you review our property maintenance library and take the tenant maintenance assessment to insure that you can handle the repair and maintenance responsibilities.
5) Pay the required move-in funds: security deposit, pet deposit, and other fees within 48 hours of signing the lease, & first months rent at least 2 business days prior to orientation.
Move In Walk Through and Onsite Orientation:
1) The lease processing fee pays for a technician to take a photo report of the home that will be the basis for the move in condition report.
2) This report will be in your tenant portal for your review.
3) On the day of move in, the Ashoka Lion Dallas manager will meet the tenants and conduct a walk through of the property including some basic maintenance overview as well as going over the general tenant expectations.
4) Inventory and Condition Form: You will have the right up to 3 days after move in to submit your own move in condition form. We have included a blank one with the lease packet as well as online on our website. You can email it to HPM@ashokalion.com .
On going responsibilities after you move in:
1) Upkeep of Renters insurance
2) Tenant Self Guided Inspection Annually (interior and exterior)
3) Tenant Maintenance Expectation for Exterior and Interior of home
Ashoka Lion Dallas has an online web portal where tenants can use to make online payments, submit service requests, review documents, and more.

For the tenant move in funds, our property management team accept payments by Cash Pay (which is accepted at ACE, 7Eleven, or CVS) as funds will clear within in 1 day.
NOTE: Ashoka Lion Dallas can accept online via the tenant portal once tenant has moved in
Our Ashoka Lion Dallas property management team offers a benefit that helps clients who want a convenient option other than coming to an office to make payments, and their computer or internet access to use the Tenant portal is limited. The service is paid at CVS , 7-11, or ACE Check Cashing locations. The Tenant goes to the location where they pay utility bills and pays the rent with cash and get a receipt. (NOTE: Service fees & daily limits may apply by the vendor at a location)
If you do not submit your own inventory condition report, then the Ashoka Lion Dallas team will rely on the photo assessment report done by the technician, the listing pictures, or videos taken of the home to determine our move in assessment. Our Ashoka Lion Dallas property managers will compare these pictures against the move out report done by our managers to see what items were damaged and should be charged against the deposit.
