Ensure a safe and enjoyable winter season
Property Maintenance during winter is crucial as it prevents issues like frozen pipes or roof leaks: keeping heating systems and insulation in good condition helps maintain energy efficiency, reducing utility bills during the colder months: helps prevent pests and ensures smoke and carbon monoxide detectors are functional reducing the risk of fire and carbon monoxide poisoning. A well-maintained property during winter contributes to tenant comfort, making winter more pleasant. Ashoka Lion also requires Tenants to perform maintenance as part of Tenant compliance.
Key Property Maintenance tasks that tenants should consider during winter:
- Heating System Maintenance: Ensure the thermostat is functioning properly and change air filters regularly to improve efficiency.
- Plumbing Precautions: If there are pipes under sinks, especially on exterior walls, keep the cabinet doors open during the coldest parts of the day to let warm air circulate. In extreme cold, tenants can leave a faucet dripping slowly to help prevent pipes from freezing. Notify the landlord of any leaks immediately.
Insulate pipes
especially the exterior ones to prevent freezing.
- Insulation and Sealing: Ensure that windows and doors are properly sealed to prevent cold drafts and reduce energy costs. If tenants notice any drafts, they can use weather stripping, caulk, or draft stoppers to seal them. If tenants notice any drafts, they can use weather stripping, caulk, or draft stoppers to seal them. Ensure that attics and crawl spaces are adequately insulated.
- During colder months, high humidity levels indoors can lead to mold growth. Tenants should ensure proper ventilation in bathrooms and kitchens and use exhaust fans to prevent moisture buildup. If the property feels damp, consider using a dehumidifier to reduce humidity and prevent mold growth.
- Smoke and Carbon Monoxide Detectors: Check and test smoke and carbon monoxide detectors. Replace batteries if needed.
- Outdoor Maintenance: Keep outdoor paths clear of debris and potential hazards to prevent slips and falls. Ensure gutters are clear to prevent ice buildup and water damage.
- Protect your plants during winter storms by covering them by using covers, blankets or even moving potted plants indoors to prevent damage from freezing temperatures and harsh weather.
- Trim plants, bushes, and trees that could break during a winter storm, and remove leaves and other plant debris.
- Keep gutters clean and free from debris.
- Pest Control:
Inspect for and seal any gaps where pests might enter. Store food properly to deter pests.
Create an Emergency Kit that include essentials like water, non-perishable food, blankets, and a flashlight. Keep contact information for the landlord or property manager handy for urgent issues. Tenants can thus help ensure their home remains safe and comfortable throughout the winter months.
